This 23 acre site is accessed off Tanton Road, with ‘The Acres’ residential development lying to the south. Located at the northern edge of the market town of Stokesley, North Yorkshire, the site lies within the jurisdiction of Hambleton District Council.
The original planning application was submitted in March 2014 and following the subsequent refusal by the planning committee in May 2014, an appeal was lodged. A public Inquiry opened in June 2015, with the Planning Inspectorate giving a decision to allow the scheme of 226 residential dwellings in September 2015, on the basis that Hambleton District Council could not illustrate a 5-year housing supply.
Stokesley is a small market town, located about 10 miles south of Middlesbrough. With both a primary school and secondary school, it also boasts a historic high street, lined with many independent small shops, restaurants, banks and pubs. Stokesley, with its library, leisure centre, health centre, police and fire station, is considered to be a focus for the provision of services to sustain the rural community.
