This 14.3 acre site lies to the north west of this Fenland market town and was greenfield land situated between the built development and what is known and ‘The Washes’ associated with the River Nene.
A promotion agreement with the landowners was completed in April 2013 with a planning application submitted for 150 homes within three months. Although the proposal was recommended for approval it was refused on the grounds of the site being at risk of flooding and insufficient highway capacity. Whilst an appeal was lodged Gladman were invited to resubmit the application on the basis that the local authority admitted they could offer no evidence at the Inquiry programmed for September 2014.
The second application was subsequently approved with an accompanying planning agreement providing 25% of the homes as affordable, contributions towards various sustainable transport initiatives and a sum towards drainage channel clearance off-site.
